RWA committee checklist: the 12 compliance renewals you shouldn't miss
Fire NOC, lift licences, tank cleaning, DG and STP approvals and more: a checklist of the recurring renewals most Indian housing societies must track.

Most renewals lapse for one reason: the date lived in one committee member's head or phone, and that person moved on. This checklist covers the recurring items most housing societies in India need to track. Exact requirements and frequencies vary by state, building height and local authority, so confirm the details for your society with the relevant department or your facility manager.
Safety
- Fire NOC renewal. High-rise and large residential buildings need a valid fire No Objection Certificate from the state fire service, renewed on the schedule your state sets.
- Fire equipment servicing. Extinguisher refills, hydrant and sprinkler checks, and fire alarm testing under an AMC, plus periodic fire drills.
- Lift licence and inspection. Passenger lifts need periodic inspection and a valid licence or renewal from the state lift inspectorate, in addition to the vendor's AMC visits.
- Electrical safety audit. A periodic inspection of common-area wiring, panels and earthing, often expected for buildings with high connected load.
- Lightning arrestor testing. Earthing resistance checks on lightning protection, usually before the monsoon.
Water and environment
- Water tank cleaning. Overhead and underground tanks cleaned and disinfected, commonly every six months.
- STP consent and testing. Societies with a sewage treatment plant may need consent from the state pollution control board and periodic treated-water testing.
- DG set compliance. Diesel generator AMC, plus any emission and noise norms or approvals that apply in your state.
- Pest control. Scheduled treatment of common areas, basements and drains, typically quarterly.
Governance and finance
- Statutory filings for the society or association. Annual returns, member lists or renewals with the registrar, as required by the act your society is registered under.
- Audit of accounts and tax filings. Annual audit, income tax returns, and GST filings if your society's turnover requires registration.
- Building insurance. Renewal of the policy covering the structure and common assets, and any public liability cover.
