A

AGM (Annual General Meeting)वार्षिक आम सभा
The yearly meeting of all members of a society or association, where accounts are approved, the budget is passed and, in many societies, the committee is elected.
AMC (Annual Maintenance Contract)
A yearly contract with a vendor to service equipment such as lifts, DG sets, pumps, STPs and fire systems on a fixed schedule.
AOA (Apartment Owners' Association)
The body of apartment owners that manages common areas of a building or complex. In Uttar Pradesh, AOAs are formed under the UP Apartment Act, 2010.

B

Bylawsउपनियम
The written rules of a society or association covering membership, the committee, meetings, finances and the use of common areas.

C

CAM charges (Common Area Maintenance)
Charges for maintaining shared spaces such as lobbies, lifts, gardens and corridors, usually billed per square foot or per flat.
CGHS (Cooperative Group Housing Society)
A housing society where members jointly own the land and building through a cooperative. Common in Delhi, especially Dwarka, and registered under the state cooperative societies act.
Circularपरिपत्र
A written notice from the committee to all residents announcing a decision, a rule change or upcoming work.
Conveyance deed
The legal document that transfers ownership of the land and common areas from the builder to the society or association.

D

Daily help
Domestic workers such as cooks, maids and drivers who enter the society every day and are usually registered at the gate.
Defaulter
A member whose maintenance or other dues remain unpaid past the due date set by the committee.
DG set (Diesel Generator)
The backup power generator that runs lifts, pumps and common lighting, and sometimes flats, during power cuts. DG usage is often billed separately.

Fire NOC
A No Objection Certificate from the fire department confirming that a building's fire safety systems meet requirements. High-rises must renew it periodically.

G

General bodyआम सभा
All members of the society taken together. Major decisions, such as amending bylaws or approving large expenses, need a general body resolution.

L

Lift licence
The periodic permission from the state lift inspectorate to operate a passenger lift, issued after inspection.

M

Maintenance chargesरखरखाव शुल्क
The regular amount each flat pays towards running the society: staff salaries, security, housekeeping, utilities for common areas and repairs.
Managing committeeप्रबंध समिति
The elected group of members, typically a president, secretary, treasurer and members, who run the society day to day.

O

Occupancy certificate (OC)
The certificate from the local authority confirming a building was built to the approved plan and is fit to live in.

Q

Quorumकोरम
The minimum number of members who must be present for a meeting's decisions to be valid, as set by the bylaws.

R

RWA (Resident Welfare Association)
A registered association of residents of a colony, sector or housing complex that manages common services and represents residents to civic authorities.

S

Sinking fund
A reserve fund collected over time for major future repairs such as repainting, waterproofing or lift replacement.
STP (Sewage Treatment Plant)
The plant that treats a society's wastewater so it can be reused for gardening and flushing or discharged safely.

T

Tank cleaning
Periodic cleaning and disinfection of overhead and underground water tanks, usually every six months.
